Thinking About Buying a Vacation Home in Florida?

Whether you’re selling or buying, Hughes Homes Realty wants to learn more about you and your real estate needs and goals. Get in touch today! 407-557-8775

The Best Advice for Purchasing and Maintaining a Florida Vacation Home

If you’ve dreamed of owning your own Florida vacation property, you can make that dream a reality. The key is in making your choice wisely. Follow this great advice for buying and maintaining your own Florida getaway.

Why Florida?

Purchasing a rental property is a big investment. Whether you're looking for a location to ride out the winter with your family and pets, or are on the market for small real estate investments, you want to make a good return on your venture. Happily, Florida offers a thriving real estate market.

Decide on Criteria

Your first priority is deciding what sort of location you desire. For instance, do you want to be in or near a city? Inland or close to the shore? A cottage or condo? While some first-time investors are under the impression that spending a higher amount means making a higher income on rentals, that isn’t necessarily the only way to make money. Lower-cost, smaller properties in well-selected locations can make money for you if they appeal to the right renters. As an example, if you invest in a property that is close to an amusement park or sports stadium, you can expect regular renters who are attending events.

Next, you’ll want to determine your budget and whether you plan to recoup some of your investment by renting the property when you aren’t there. Crunch some numbers and decide what you can afford, and commit to staying in your budget. If you own your home and wonder whether or not you should refinance in order to have more cash to purchase a second home in Florida, weigh the options of going Conventional.over FHA.  Remember, no matter which way you go, though, there will be costs involved, like closing fees, to keep in mind

Make a List

Once you have a good idea of your priorities, do some research and list locations that meet your criteria. The sort of things you would want to weigh are the age of buildings, number of bedrooms and bathrooms, square footage, and the amount you could expect to charge for rentals. Since your primary investment will be the purchase of the home, Huffington Post recommends avoiding properties that require significant repairs. Also, don’t pay market value. If you can’t buy the home at 10 to 20 percent below the current market value, walk away. You want to start out with that much equity as a cushion in case you need to sell the property sooner than expected.

Maintenance

Some people elect to maintain their vacation homes themselves. One opinion is that it’s a great way to save money so long as you can stay on top of things, regardless of distance. You may need to hire a housekeeper, handyman, or security service to assist you. Be sure to take into account any special amenities, such as a pool. You would need to take steps toward protecting your pool while you're away, using alarms, safety equipment, and an appropriate pool cover.

Property Managers

Unless you plan to care for a property yourself, you’ll need to hire a property manager to tend it for you. You’ll want to investigate references, and HGTV recommends checking with the Better Business Bureau and Real Estate Commission to ensure prospective property managers are licensed and have a good record. Meet them, find out how they handle advertising and vacancies, and discuss what contractual terms are agreeable to you.

Be aware there are scammers out there who will do things like lease your property without your knowledge, so thorough investigation is vital. Also keep an eye on your utility bills for usage spikes when the home is empty, and pop in unannounced sometimes. Follow your instincts if something seems awry.

Florida Getaway!

Purchasing a great Florida getaway can be your dream come true. Decide what sort of place you want, tally your budget, determine how you will maintain the property when you aren’t there,

and work with Hughes Homes Realty to purchase a home. With these great tips, you’ll be set up for success in your new vacation home!

Get in the Mindset to Keep Your New Year’s Resolution

When it comes to keeping a New Year’s resolution, such as losing weight or hitting a health and fitness

goal, there is a part of us that likes to dream big, believes anything can happen, and has faith that we can

get there if we try. Instead of letting down the part of us that can foresee reaching our goals, why not put

in the extra effort to keep our promises to ourselves this year?

Here are some other ways to get clear on your vision and goals for the new year:

Be Authentic

Align your actions and thoughts with your goals - and start living them. Don’t stress over how others in

your life would act in your situation. Push your favorite celebrity trainer out of your head, be yourself, and

do what works for you. If you feel good and you’re motivated, you’ll eventually make your resolution

happen - on your own terms.

Define Your Own Personal Success

What does success mean to you? Not to your family, not to a fitness guru, but to you. It might not be a

number on a scale. It might not be squeezing into a certain size of jeans. It might just be adopting healthier

eating habits or working out each week. It could even be going back to school to give yourself the career

boost you’ve been dreaming about. Again, don’t worry about what other people in your life would say

here; your life and your goals are about what feels good to you.

Fake It ‘Til You Make It

Act as though you are already living the life you want to live, with optimum health, physical fitness, and

an ideal weight. Make a daily practice of taking steps towards this vision. Live as though you are already

on the path you want to be on, and eventually you’ll realize you’re not even faking it anymore. You’re

already on your way.

Create a Vision Board

Vision boards bring clarity about your vision, and are a great reminder to keep you motivated each day.

Best of all, there are no rules to vision boards. They can have images of whatever or whomever you want.

They can be any size, large or small. A vision board can even be digital, thanks to websites like Pinterest

Just remember not to get too carried away. Pinterest is great, but if you spend all your time “pinning”

inspirational images, you’ll never make time to actually work towards your goals. Stop visualizing and

start doing!

Take Steps to Achieve Your Goals

When you set a goal on January 1, you may have already signed up for a gym membership or scheduled

time with a jogging buddy. Over time, it can be easier to skip the gym or break a jogging date. Reward

yourself with new jogging shoes after two months without missing a workout. Or promise yourself a

healthy smoothie after going the extra mile. It can be easy to slack off if working toward a goal has

become too routine. A little self-incentive from time to time may be enough to keep you on track.

Don’t Be Too Hard on Yourself

It’s more common to break a resolution than to actually follow through. But look on the bright side, if you

get halfway to your goal that’s better than no goal at all. And who’s to say you can’t pick it right up again

later in the year?

Resist the urge to compare yourself to others during your journey. There is no “pinnacle” for health and

fitness. Just focus on yourself. Follow these steps and take tangible actions. You can have an absolutely

incredible year and achieve all of your health and fitness goals. Remember, your best self is cheering you

on!

Is buying or selling part of your plan for the new year? Then you want a stellar agent by your side

through the whole process.  Hughes Homes Realty is here to help you buy or sell your Central Florida

The Basics of House-Hunting for Accessible Homes by Bob Shannon

The Basics of House-Hunting for Accessible Homes

by Bob Shannon

Purchasing a house is one of the biggest decisions most people make during their
lifetime. Besides location, you want to make sure the house you buy is suitable for
your present as well as your future needs. For people with disabilities or those
wishing to age in place, here are some tips from Hughes Homes Realty to help you
find and buy the perfect house for your needs.

What You’re Looking For
If you or someone in your household has a physical disability or limited mobility,
finding an accessible home is a necessity. Accessible houses are designed to be
user-friendly for the people that live there, whether they are blind, in a wheelchair,
or otherwise impaired

But accessible homes are not just for disabled people: If you’re planning on aging in
place, an accessible home will accommodate your growing needs as you get older
Look for a house with wider doorways, and with a master bedroom and bath on the
main floor. An open floor plan will allow you to navigate your wheelchair or walker
throughout the living areas with minimal obstacles. Houses built with ADA standards
in mind are your best bet when it comes to aging in place.

Finding a fully accessible home can be like finding a needle in a haystack, so don’t
limit yourself. Consider exploring out-of-the-box housing solutions like home-
sharing, and maybe look for someone seeking a roommate for their accessible
home. Other options include senior cooperatives or even senior villages. which are
areas where accessible homes are more common.

If you’re set on buying a new place for yourself but options are limited, consider a
temporary move to an accessible apartment first. This can give you and your
Hughes Homes Realty agent more time to find the ideal spot where you can age in
place. When surveying Orlando rental offerings, make sure to filter for terms like
“accessible” or “senior-friendly” to save time and zero in on a spot. Your agent may
also have some great suggestions for the interim.

The Buying Process
Once you’re ready to become a homeowner, you need to calculate how much house
you can afford, come up with a down payment, get preapproved for a mortgage,
and find a real estate agent who will take your housing needs into account. Search
online for houses for sale, or drive through neighborhoods you’re interested in to
see what kind of houses are available and in what price range.

Potential Modifications
If you’ve found a house in your desired location, but it doesn’t have all the features
you need to make it safe and accessible for you and your household, some
modifications can be implemented throughout the home. Ramps and railings can be
added both inside and outside to help people with ambulatory difficulties and to
prevent falls.

Many household accidents occur in the bathroom, so make modifications a priority.
A walk-in bath can be installed to replace a regular tub or shower, or a shower seat
may be added inside the shower stall. Extra grab bars on the walls of the shower
will also provide added safety. Don’t forget to add grab bars near the toilet or invest
in a toilet safety frame, as seniors often have a hard time getting up and down.
Easier-to-use, paddle-type faucet handles can also replace knob handles in the
bathroom and kitchen.

Stress-Free Moving
No matter how excited you are about moving into your new home, the actual
process of packing and unpacking your belongings can be daunting and stressful.
Start by getting rid of anything you’re not planning on bringing into your new use
and either sell, donate or toss it. Give yourself enough time to pack and create a
system to easily find what you’re looking for when it’s time to unpack. Label or
color-code the moving boxes according to which room they belong so they can go
directly into their new home as the moving truck is being unloaded; you may even
number them to make sure they all reach their final destination.

If you’re hiring a moving company, be sure to do your research; get referrals, and
call several businesses for estimates. And don’t forget to keep a bag of essentials
with you so you don’t have to unpack everything as soon as you move in!

Whether you have a disability or you’re planning to age in place, living in an
accessible home will allow you to stay independent. The right modifications will keep
you safe both indoors and in your yard. So, find your perfect neighborhood and start
house-hunting!
